There are 14 miles of unobstructed white sandy beaches along the Atlantic coast of Anastasia Island. The northern 4 miles is the beautiful Anastasia State Park, and along the southern 10-mile stretch lies the homes and properties that Southern Realty has specialized in since 1987. It is home to some of the best oceanfront property in the State. Most of these properties have a gently sloping beach for an easy walk into the living waters of the Atlantic Ocean. Dolphin, whales, birds and boats complete the view. Some days the ocean water is calm and flat, and some days the waves are breaking with ocean spray.
The most southern portion of this stretch of beach, Crescent Beach has some of the largest oceanfront properties around. The southernmost section of Crescent Beach is the 8000 block. Here the lots are generally 100’ wide on A1A, and reach 700’ deep onto the shore of the Atlantic. These will be the most private oceanfront lots in St Johns County. That depth means you can’t see A1A from your house and vice versa. The topography of these properties is a gradual incline from A1A, to a large flat area at the top of the dunes along the shore.
As you move north within Crescent Beach the lots remain 100’ wide however the depth decreases to roughly 350’ feet. The downside is slightly less privacy however the upside is that you often have a better view of the intracoastal waterway. There aren’t many left, but some of these lots come with the whole width of the island meaning you have the oceanfront parcel and the intracoastal parcel directly across the street. The downside to this lot configuration is that because you are right on A1A you don’t have a walkable neighborhood like the parcels just a bit north in Butler Beach.
Most of the oceanfront properties in Butler Beach are 50’ to 60’ wide. A spectacular residence can still be had on these smaller lots, and they are within a walkable neighborhood. Most of these oceanfront properties do not front on A1A and instead front on smaller streets that connect and form small blocks. This makes for much easier dog walking, bike riding, visiting neighbors etc. The land value here is much less than the larger lots in Crescent Beach.
Lastly, the northern most part of this sandy stretch of beach is in the City of St. Augustine Beach. The oceanfront properties here are of mixed use: single family, multi-family, condominiums, and hotels. Some of the subdivisions have larger oceanfront lots however most do not. Most of the oceanfront lots here are 50’ wide however many of them have been combined into larger parcels. State Road A1A, which is the main throughway with shops and restaurants, is many small blocks from the oceanfront properties. This is significant in a few ways: it provides a large walkable area, close proximity to stores, more traffic and less privacy. Overall, St. Augustine Beach is the most dense and busiest area along these white sandy beaches.
